This 4 story, 80 room addition was part of a 10 million dollar expansion of the resort hotel. The 45,579 square foot structure was constructed in DeLuxe’s manufacturing facility as 118 individual modules. These modular sections were then transported to Nassau via ship and assembled on site utilizing a 200 ton crane. The new room block included 80 guest rooms, a meeting room, office, storage and restrooms. The new guest rooms featured luxurious interior appointments. In addition, plumbing and electrical installations were completed prior to shipment. The new room block was completed in less than half the time conventional construction would have required, which means less construction costs, less site disruption and faster commencement of cash flow for Comfort Suites.
This 131 room 6 story hotel was built on the edge of Lake Seneca in New York. The 50,000 square foot structure was constructed as 128 modular units which were then assembled on site during the winter. One of the unique aspects of the hotel’s construction involved setting the modular units over an interior swimming pool. Special interior finishing materials were needed for the pool area due to the chemically treated water’s corrosive nature. Deluxe completed 90% of the hotel’s exterior finish in the factory; an EFIS system was installed onsite. The hotel was designed to offer a variety of room sizes including suites, kings and doubles and contains a two story foyer overtop the pool area, as well as a bar and restaurant. With this project, Deluxe proved its ability to adapt to unique circumstances and still complete a job in less than half the time conventional construction would have required.
After the successful construction of a Hampton Inn and Suites in Long Island, New York, Long Island Hotels LLC, contracted with Deluxe to build a second six story Hampton Inn and Suites in Harrison NJ, a community near Newark, NJ.
“We were looking for an application that would accelerate the construction cycle and enhance quality control,” said John C. Tsunis, Long Island Hotels president and CEO.
“The modular units are built indoors at a factory in Pennsylvania in a controlled environment we thought would make for better workmanship.”
Deluxe built the units over several months. Each unit consists of two hotel rooms and a corridor. After assembly, Deluxe transported the modular units via truck to the construction site. Upon arrival, a crane hoisted each unit into place.
The hotel was constructed in a remarkable eight week period. “We probably saved three or four months of construction time on the site,” Tunis said. This time savings translated into three to four months of additional revenue for the Hampton Inn.
